Artificial Intelligence (AI) is becoming a key driver of sustainable innovation, decarbonization, and energy efficiency in the commercial real estate sector. AI-powered solutions can lower energy costs by up to 20% per month while significantly reducing CO2 emissions, all without compromising the comfort of indoor environments.

Smart and Energy-Efficient Building Management

Nearly a decade ago, while studying at university, company's co-founder  Dr. Ahmet Köse and I first implemented an AI-driven energy efficiency solution for schools, shopping centers, and other organizations to help reduce energy consumption. A few years later, I reconnected with Ahmet to advance our project. With both of us having engineering backgrounds and a strong understanding of the technical aspects, we launched R8 Jenny in early 2017. This AI solution has since helped our clients reduce CO2 emissions by more than 70,000 tonnes.

R8 Jenny is primarily designed for commercial properties such as shopping centers, office buildings, hotels, airports, and public institutions like schools and campuses. These buildings typically rely on various mechanical systems, including heating, ventilation, and air conditioning. Our solution optimizes and synchronizes these systems to reduce energy consumption while maintaining a comfortable indoor climate. On average, this can result in a 20% reduction in energy use each month, which translates to significant cost savings and reduced carbon emissions. When applied across multiple buildings –such as schools in a single municipality – these savings can become even more substantial.

With our extensive experience working with clients across different countries and cultures, we have refined our solution to adapt to a wide range of environmental conditions and varying perceptions of comfort.

The Paris Agreement: A Catalyst for AI Innovation

The 2016 Paris Agreement, which set the goal of limiting global warming to well below 2°C above pre-industrial levels, was a significant catalyst for the development of AI solutions in the real estate industry. As global temperatures began to rise, it became clear that action was needed. When we analyzed our company's environmental impact, we found that while we consume about 1 MWh of energy per month, our AI solutions help our clients save over 5,000 MWh monthly. This underscores the vital role of modern technological innovation in optimizing operations and advancing sustainability across industries.

Small Steps Toward Significant Change

Today, R8 Technologies operates in over 20 countries, including Latvia. Our participation in the Baltic Sustainability Awards and the recognition we received from the jury helped further expand our operations and raised awareness of R8 Jenny's impact. Initiatives like these, which highlight entrepreneurship and sustainable accomplishments, are essential for raising awareness and motivating decision-makers to act now – because if we don't act today, the ambitious Net-Zero targets will not be met.

We are proud to lead innovation and sustainability efforts in the Baltics. Compared to other European and global regions, we are more digitally advanced and focused on efficiency. While the Baltics is a small region, this agility allows us to innovate faster. Sometimes we hear, "The Baltics is a small region with limited impact, so why should we worry?" But adopting sustainable solutions here and across Europe can become a strength and competitive advantage, enabling us to make a significant global impact in the long run – through small steps, but with full determination.
